The surprising part is that the tactic works. At the closing table, listings with nicer photos gain anywhere between $934 and $116,076–as measured by the difference between asking and final price–over listings using photos from point-and-click cameras.

SLR or single-lens-reflex cameras give users more control over what they capture and tend to produce high-quality images. They cost more than point-and-shoot cameras, but considering the data may be worth the investment for a home seller. Even better, ask your broker to bring in a professional photographer.

Redfin only looked at listings in Boston and Long Island, where there was enough metadata incorporated into photos to do a complete analysis.

The data also showed that listings with nicer photos get more online attention. And yet, for all this, only 15% of listings incorporate higher-end photography. This is even true at the high-end. Redfin found that more than half of $1 million-plus listings were shot with low-end cameras.

One exception: The low end of the market. Listings priced below $300,000 were less likely to sell with nicer photos, possibly reflecting unrealistic expectations on the sellers behalf. At the low-end, price cuts would seem to be more important than photography.

Redfin Corp.

Information taken from Real Estate News and analysis from The Wall Street Journal October 2010

Choices. Well…as long as they’re around 2-3 minutes, because viewers will typically only invest about that amount of time to watch.

First Things First!

There is no template or set way to produce a real estate video. Your video should be unique and different, because it will represent you and mimic your selling style and personality.

The videos in this post are just examples of types of videos we have produced. This is a short list but it will give you some ideas.

1. Our basic property video

Agents like these because they are simple and cut to the chase. The property speaks for itself and it’s easy to stay between 2-3 minutes. (Cutting the videos down to 00:15 or 00:30 seconds is great for social media posts.)

850 Piedmont Avenue

790 Brook Park Place

SUGGESTION Basic property videos can introduce a brand new listing or refresh a listing that has been on the market for a while.

2. Property videos that star the Agent!

There is no format or formula to these kinds of videos either and the more creative, the better. When you’re talking about your listing on camera, only mention specific things that are unique about the property. Keep it short, real estate videos are not the same as showings.

Meredith Miller at 790 Rosedale Road

David Vannort at 422 The Wilburn House

Johnny Gonzales 442 Cain Street

SUGGESTIONAre you ready to be on film? Click here to make sure.

3. Homeowner Interview

Your sellers know the property better than anyone. They know why it’s great to live there, all the cool features, and what makes the house a home. They are also experts about the neighborhood, local schools, and what makes the community great. Interviewing the current owners shows them that you value their opinions and want them involved with the sale of their home.

Architecture by Bill Harrison

SUGGESTION Agents ask us “who should interview the homeowners?”

We recommend one of our producers asking questions off screen.

4. Lifestyle Video

When we say “Lifestyle” we are referring to a video with people in it. These are fun to produce because people literally bring the home to life. They convey the type of lifestyle buyers will live when they purchase the home. Important features, special spaces, and anything that you want to really bring attention to are reasons to have people in your video. They are also a way to veer away from basic videos and no property is too small to be a Lifestyle Video.

Lifestyle Videos that are on a smaller scale might only have people in just a few scenes.

952 Highland Terrace

486 West Paces Ferry Road

215 Trimble Crest

Larger and Longer: There are also Lifestyle Videos that are longer than three minutes because of the large size of the home or property. People are typically in the majority of these videos.

Tanners Mill

Fox Hunter

Who is going to “act” in my video?

Some larger projects require paid actors, but for the majority of our projects we suggest using free talent. Cash in those favors and use your best friends, their kids, a cousin, or even your dog. The majority of our projects don’t require anyone to speak on camera, so this takes the pressure off your “actors.”

445 Harold Avenue

SUGGESTION People are typically attracted to celebrities partly because they are attractive. Without offense, we strongly suggest using photogenic friends, relatives, and cute kids.

5. Agent Profile Video

This video profiles and promotes you as a superior agent in the industry. It tells buyers and real estate firms why they want you over anyone else. You might send your video before or after an interview with a seller or real estate agency.

Here are some ideas for Agent Profile Videos

You can be interviewed

Lewis & Redwine

You can speak about yourself

The Ellis Team

Adam Parker

You can have your clients speak about you

Jere Metcalf

This blog post has given you some ideas to mull over while you decide what type of video you want to produce, and what you want it to look like.

Again, for emphasis, the videos you have seen are just examples. There is no set way of what your videos must look like. Don’t worry if you are struggling creatively, because we will work hand and hand with you to create a wonderful video that tells your story and serves its purpose.

23 Ways to Market Your Real Estate Video

I produced a real estate video! Here are 23 of our suggestions on how you can do that.

1. First, start by keeping all of your videos in one place. We suggest setting up a YouTube channel or Vimeo page. We can help you do this.

2. Add your video to FMLS, by posting it in the virtual tour portion of the buyer report. Very Important: In order to add your video to FMLS, they require that it not contain your contact information. Just let us know that you will need both a branded (video with your contact information) and an unbranded (video without your contact information)

3. Show your video to the client whose property you are marketing and encourage them to show it to their friends.

4. Email your video to past clients as a way to update them on your business.

5. Send your video to your vendors. (For example: your stager, landscaper, cleaning/ maintenance company, builder, etc.) Encourage your vendors to share the video on their websites and social media outlets, because not only does it showcase their work, it also gets more viewership to your listing and markets your business to more people in the marketplace.

6. Listing Interviews: Show the video to potential clients that will be interviewing you. This is a good way to sell yourself. It shows that you are a modern, innovative agent.

7. Put the video on your business website, or the site that has been provided to you by your real estate company. 8. Lots of referrals come from your friends and family, so show it to them. If you use social media for personal reasons, post your video to all of these.

9. If you do not use social media, ask the marketing director at your real estate company to help you use the company’s social media outlets to present your video to the world.

10. Add a link to your video in your next eNewsletter or blog article. If you do not use eNewsletters, or have a blog, your real estate company might, so check with the marketing director.

11. Text your video to family, friends, colleagues, and clients (past or present).

12. Many agents create custom websites using the property’s address as the website address. (For example:www.4110pacesferryrd.com) Add your video to this website. We create custom websites for our clients, so we can help you build one.More about our custom property websites.

13. Send out an eBlast specifically about your listing and add the video link.

14. When agents leave you their contact information at caravans, open houses, or showings, follow up by sending them an email with the video.

15. Download your video to your laptop, smart phone, and tablet to make it quick and easy to show right on the spot.

16. Share your video with professional contacts on Google+ and LinkedIn.

17. Create a QR code that directs people to your video. You can put the QR code on all of your print advertisements like property flyers, mailers, PDFs, magazine ads, etc. (reminder, QR codes and QR scanners are free)

18. Add a link to the video in your email signature.

19. Analytics are important too, so if you want to see a numerical view of the video’s impact, then bombbomb.com will provide analytics for your video.

20. City, community, neighborhood, condominium, and subdivision associations welcome local news. Many of these associations are willing to post your video on their website, social media outlets, or eNewsletter.

21. Post on websites like Zillow, Trulia, AJC Homefinder and Realtor.com. These are often a first stop for homebuyers and they encourage the use of video.

22. Play your video at your real estate company’s sales meeting.

23. When you sell your listing, because of your amazing video, send a CD of the video to your seller as a keepsake to say congratulations and thank you.

Props that Pop! Your VSI videographer knows what to do behind the lens to capture your property and tell its “story,” but you can have a big impact in helping the videographer too. There are several items, we call them “props,” that you can use throughout your home, and they will showcase lifestyle and create that essential emotional connection you want homebuyers to have about your property. These items will make your house Pop!

In this post we will focus on four items, or “props,” that will help make your property video stand out from others. (These ideas will work for your professional photographs also.)

Fresh Flowers

Candles

Fruits, Vegetables & Herbs

Beverages

Look at the photos throughout this article to see the impact the “props” make. We have also included a few links to our property videos so that you can see these “props” in action.

FRESH FLOWERS:

It is proven that fresh flowers improve your mood. They produce feelings of calm, happiness, and well being. You want homebuyers to feel this when they watch your property video.

Purchase fresh flowers and put them in the key rooms in your home (kitchen, living room, master bedroom and master bathroom). You can coordinate the color of the flowers with the color of the room, or you can pick a contrasting color to really make the flowers stand out. Place the blooms in a prominent area of the room to have a dramatic effect.

Our top picks for flowers:

Tulips, White or Blue Hydrangea, Gladiolus, Lilies, Roses, Irises, Orchids, and

Sunflowers

Our top spots for flowers:

Trader Joes, Whole Foods, and Fresh Market

TIP: Try to avoid dyed grocery store flowers. Roses and Lily of the Incas (alstroemeria), are popular grocery store flowers and they can work if they are a same color, same height arrangement.

TIP: Look in your backyard too. Your personal garden may have some great flowers and this will save on cost. That’s always a good thing!

CANDLES:

Simply put, candles are romantic. They soothe, calm, and captivate us. They also look amazing when captured on film. Showing movement is the whole point of producing a live-action video. Flickering flames on side tables or tea lights surrounding a warm bath are sure to lure buyers to your property.

Four great things about using candles or the fireplace:

(1) It shows more movement for the camera to capture.

(2) It highlights the ambia
nce of a room.

(3) It portrays the lifestyle buyers will live when they purchase your home.

(4) It showcases a special selling feature in the home, whether it’s the fireplace itself, beautiful tile work around the bathtub, or granite counter-tops.

TIP: Using the fireplace is
best when listing your home in the fall or winter seasons.

FRUITS, VEGGIES & HERBS:

Nothing is as synonymous with home than food. When you see images of food you feel emotions like comfort and relaxation. Thoughts of family, favorite meals, and traditions come to your mind. They don’t call it ‘comfort food’ and ‘home cooking’ for no reason. Strategically placed bowls of fruit, colorful vegetables, or bright green herbs in the kitchen have the same calming and ‘at home’ effect as fresh flowers. On video shoots we use fruit and vegetables to add color throughout the home, soften hard surfaces, or add drama or whimsy.

Our top picks for fruits:

Apples (any color), citrus: (limes, lemons, oranges), Bananas, Strawberries, Pears, Peaches, Plums, and Tomatoes

Our top picks for vegetables:

Artichokes, radishes, leeks, onions, red potatoes, field greens, and bell peppers

Our top picks for herbs:

Rosemary, Basil, Lemon balm, Lavender, Mint, and Sage

TIP: Basically, any large-leaf herb will work, and herbs look best in clusters, or grouped together like flowers.

TIP: Fruits and vegetables can be used in the kitchen, but also in the keeping room, breakfast room, bar, or dining room.

ANYTHING ELSE? In addition to fruits, vegetables, and herbs consider other food items such as hors d’oeuvres, tapas, artisan breads, a block of cheese, pastries (cake or pie), or salad.

BEVERAGES:

Beverages send a welcoming message too. They welcome homebuyers into your home to enjoy your hospitality. Remember, you want viewers of your video to feel this exact way – welcome and drawn in.

Our top picks for beverages:

Wine, Cocktails, Sparkling water (like Pellegrino or Perrier), Lemonade, Iced Tea, and Glass-bottled soda (like root beer). Voss water looks good in modern/ contemporary homes.

TIP: Plain glasses filled with water and a lime or lemon on the rim will work too for a cheaper alternative.

LEMONADE…kind of:

Here is a little trick to make a mock pitcher of lemonade for your video. It’s quick, cheap and you don’t have to stir anything.

You will need:

Sharp knife, Two lemons, Ice, Glass pitcher

Directions:

1. Use your knife to cut your first lemon into thin slices.

2. Use the ice and only fill the glass pitcher half-way full.

3. Take the lemon slices and put them against the inner wall of the glass pitcher.

4. Repeat steps 1-3 by cutting the second lemon with your knife, and filling the remainder of the glass pitcher with ice. Line the inner wall of the glass pitcher with the slices from the second lemon.

In conclusion…

Items, that we at The VSI Group call props, can really impact the way your home is seen in your video (and in professional pictures). In this blog article you saw images enhanced using flowers, candles, beverages, and herbs. These items help homebuyer make an emotional connection to your property that they will not forget, and it will definitely make your real estate video stand out.

These 6 things will get your home ready for photographs or video.

Let’s get your home sold! This article will help you get your home ready before we come to take pictures or shoot a video. You can think of this as your pre-photo/ pre-video checklist.

You know how a wedding photographer will fluff a bride’s dress or adjust her veil just before he takes that glam shot of her? Well, when you have your home photographed or shot for video the same principle applies. Having your home staged or “set up” will ensure that its best features are captured. Following these 6 suggestions will set your home apart from others when it’s featured online.

These ideas are also very useful if you are having an open house or when you, or your agent, are showing your property to a potential buyer.

{1. Prioritize First}

Kitchens, master bedrooms, master bathrooms, and living rooms are major areas homebuyers look at. Use this checklist especially for these spaces.

{2. Light!}

Light is one of the most important things that a camera needs to produce an amazing picture. Light your home up:

Pull the blinds and open the draperies.

Make sure all light sockets (ceiling lights, ceiling fans, lamps, etc.) have a working light bulb.

{3. Eye Sore to Eye Candy}

When you are expecting to have family or friends over to your house, you usually tidy up, even if just a little bit, before they come. This is a no-brainer when you have strangers (buyers and agents) coming by!

Photos and video are a preview to what buyers will see when they come to tour your home, so dress up your house for pictures, video, and the people that might be buying it. You want buyers to automatically be drawn to your home instead of somebody else’s down the street. Use accessories that make it look like a model home.

Place fresh flowers throughout the house and fruit in the kitchen or on the dining room table.

Make bathrooms feel like a spa with fresh flowers, towels, or candles.

Something as simple as new throw pillows on the couch will dress up a living room.

During the winter season, add warmth to the living room by lighting the fireplace or placing large, multi-height candles inside of it.

Depersonalize your home of family photographs, trinkets, and collectables.

TIP: When you go to a hotel it would be gross to see someone else’s soap, shampoo, razors, or used towels in the bathroom. Potential homebuyers don’t want to see your things either. Remove all personal toiletry items from the sink vanity, shower, and tub.

TIP: Let’s use the hotel example again. If you stepped into a hotel room and saw another family’s pictures, mementos, or tchotchkes lying around, you wouldn’t feel welcome or that the space was ready for you to use.

{4. Clean, Clean, Clean}

Cleaning is the BIGGEST thing you can do to make or break your photos or video. You know that saying “the camera adds 10 lbs?” The same seems to be true in interior photography and video. Toys, pet beds/ litter boxes, office clutter, excessive picture frames, piled up mail, etc., etc., etc. all seem to be multiplied and magnified on film. A couple stacks of magazines in the living room can look like 5 or 6 in a picture.

Clear off all surfaces (counter tops, tables, bathroom vanities) of any unnecessary and personal items.

Tip: Remove clutter items like electronics and electronic cords from nightstands

No-brainer…Make Your Bed! (you would be surprised at how many people’s beds we make when we are on location.)

Vacuum, or at least clear away objects on the floor that don’t belong on the floor.

Get toys, tools, garbage / recycling bins out of the front and back yards or driveway.

{5. Cut the Clutter}

Have we mentioned clutter already? Clutter is a HUGE problem in most homes. Your property should look as close as possible to a model home, so get rid of your clutter.

Where can most clutter be found?

Bathroom vanities (toothbrushes, razors, facial products, perfume bottles, soap/ lotion bottles, etc.)BookshelvesChildrens’ rooms (toys, books, games, play structures, etc.) Fireplace mantles (picture frames, tchotchkes, collectables, etc.)Kitchen countertops (stacks of mail, multiple appliances, etc.)Offices (out of control electronic cords, stacks of paper, picture frames, and excessive amounts of office suppplies)

{6. Create Curb Appeal}

When you are looking for a date or a mate, whether some want to believe it or not, one of the first things you notice about the person is the way they look and their various features. After that first attraction you are interested to get to know them better. The same thing goes for the front of your house when you are having it photographed or recorded on video. The front of the property gives a potential buyer an idea of what the inside will look like.

As far as photo and video go, homebuyers will be more attracted to your property if…

vehicles aren’t visible directly in the driveway. Put them inside the garage or parked on the street

the front door and porch are swept clean and spider webs are dusted away. A fresh doormat looks great too.

the garbage and recycling bins are away from the curb or front of the house.

toys, bicycles, garden hoses, and tools are out of sight, or at least arranged neatly on the side, or in the back, of the house.

you put fresh hanging or potted plants near the doorway. If your home already has flower or plant beds, make sure you clean out the weeds. Planting fresh flowers or greenery really makes things pop.

This pre-shoot checklist is a great first step in preparing your home to be photographed.

In addition to this checklist, read our article4 Props that Pop. This blog post discusses how four simple props can transform the way your home appears on film.

The VSI Group offers
